Zoners To Hear Country Club Drive Variance Request

Posted

Murray and Penny Bartel, of 1324 Country Club Drive, are scheduled to request three setback variances for their property during the Warsaw Board of Zoning Appeals tonight.

In efforts to construct a deck and garage onto their current residence, the Bartles are asking for variances ranging from 14 to 22 feet in frontyard, backyard and sideyard setbacks.

City Planner Jeremy Skinner recommended the board approve the requests for the frontyard and sideyard setbacks, but opted to deny the backyard variance with concerns of blocking traffic vision at one corner of the property.

An additional setback request from Gary Probst will come before the board.

Probst hopes to be granted a 2.5-foot setback for 1101 Heron Boulevard for the construction of a multi-family residence. Skinner recommended approving the setback variance.

A request from Steve Savage, owner of Lucas Realtors, also will be presented, with Savage requesting 533 E. Center St. be used as a real estate office.

The location's current zoning is in a residential area within the Center Street Overlay District. A dwelling is currently on the property, but Savage plans to demolish this building and construct an addition to an adjacent office.

Savage is making the request to create room for additional parking spaces for employees and customers. With current conditions, Savage has 25 employees with 18 accessible parking spaces.

Skinner recommended approval of the request, pending the addition follow the developmental standards of both R-2 and Center Street Overlay District standards.

BZA members will make final decisions on the matter tonight at City Hall.
