The Warsaw Board of Zoning Appeals granted Vintage Motorcycle Company's request for a use variance Monday.
The property, 936 North Detroit St., is currently designated as an industrial zoning area.
Board member Dan Hampton said the building on the property is getting close to the end of its life.
"That building is not going to be there much longer," Hampton said.
Board member Bruce Woodward agreed.
"I see this as a short-term lease of one to five years," Woodward said of the motorcycle business. "If they do well, they'll move on."
Board members also discussed the need for pavement in the parking lot.
"That's something that should have been addressed years ago, but it wasn't," City Planner Jeff Noffsinger said.
"I think the overwhelming hardship on the business outweighs the requirement of the pavement," Hampton said.
Board member Alan Clinglan agreed and added, "I prefer to see paving but at the same time, I prefer to see small businesses do well."
After consideration and discussion, board members decided to grant the use variance under conditions to review the parking surface condition in one year.
Co-owner of the business, Cory Markstahler said they plan on opening as soon as possible.
In other business:
Lakeland Properties Inc. requested a use variance for an apartment complex office to be located in a residential zoning area near Union and Kincaide streets.
Lakeland Properties Inc. was required to give public notice and notification to all adjacent property owners of their plans. Two neighbors adjacent to the property in question testified at the meeting that they have not yet received notification from Lakeland Properties Inc.
Noffsinger said they didn't fulfill their requirements.
"We'll follow up on it," Noffsinger said.
Board members tabled the use variance request at Noffsinger's recommendation due to the lack of notification.
