Warsaw Board of Zoning Appeals Tuesday night approved a variance to allow an increase in square footage of a sign advertising office space and others for storage shed and playground sales. The board approved the request for variance from development standards from Bruce Woodward, who owns the multi-tenant building at 827 S. Union St., which will allow a new sign to be constructed and posted. The sign that was grandfathered in at 28 square feet will increase to 34 square feet. The city’s zoning ordinance for residential and professional office districts states signs in that district must not exceed 16 square feet. The sign will continue to advertise Uptown Chiropractic Clinic, James Walmer Attorney At Law and National Consortium of Breast Centers. The new sign will add Out Of My Senses Massage Therapy and have room for a tenant yet to be determined, and will be constructed of limestone. The sign will not be lit after business hours. Woodward said there has been an issue with drivers having difficulty viewing the sign because it is too close to the road. If he decides to move the sign he will need to approach the Board Of Works for approval of an encroachment agreement. Erich Griffith, Uptown Chiropractic Clinic, attended the meeting and said he supported the new sign. In other business, the board approved a variance request from petitioner Harold Schapson to allow outdoor sales of storage sheds at 1900 E. Winona Avenue. The board approved the variance with a condition that the sales must be 15 feet from the property line. The request was needed as the business is adjacent to Dalton Foundry and other heavy commercial and industrial uses. Schapson attended the meeting and said summer is the peak time for outdoor shed sales. The board also approved a use variance request from petitioner Wade Frauhiger to allow outdoor sales of playground equipment on West Lake Street. The request was approved with the condition that the sales be 15 feet from the property line. Tammy Dalton, board member, said she is glad to see business on the west side of town.
