Warsaw Board of Zoning Appeals Monday approved a special exception and variance to allow corporate housing apartments to be built in Warsaw. Jeff Ryan, Real America Development associate, requested the variance from development standards for a 39-unit complex to be built adjacent to Heron Preserve Apartments at the northwest corner of Sheldon Street and Heron Boulevard. The board approved a special exception to permit the multi-family development in a commercial district. Multi-family residential is identified as a special exception in a commercial district with no specific conditions to be met. The board also approved a variance from development standards to provide less parking than the required minimum of 78 spaces. Ryan requested 58 parking spaces. Real America talked to managers at Biomet, Zimmer and Symmetry Medical about their needs for short-term housing. All of the companies bring interns and employees to Warsaw for trainings that last from three months to a year and have difficulties finding appropriate housing for trainees, according to Ryan. Over the past few years property managers at Heron Preserve Apartments, which Real America Development owns, have had to turn away numerous potential residents looking for short-term apartments due to lack of space, he said. Business professionals have had to stay at hotels, apartments and single-family homes instead.
