The Warsaw Board of Zoning Appeals approved two variances at its meeting Monday night.
Petitioner D'Atria O'Neal requested a variance of use to permit a beauty shop in the attached garage of her home at 812 E. Main St.
Board member Alan Clingan made a motion to approve the variance. Board member Richard Keeven seconded the motion.
The need for the variance arises from the condition that a beauty shop is not permitted in a R-2 zoning district.
The beauty shop must meet the following conditions: There will be no employees other than the resident of the dwelling, one chair or station will be allowed in the shop, hours of operation will be limited from 8 a.m. to 6 p.m. Monday through Saturday, and one non-illuminated 1-foot-square wall sign identifying the shop will be permitted on the dwelling.
The board also approved a variance of use to allow an addition to a multi-family dwelling in an R-1 zoning district at 706 Ross Avenue. Clingan made a motion to approve the variance. Keeven seconded the motion.
Petitioners Donald T. and Glenda Correira applied for a building permit to construct an addition of a three-season room to Unit D of the four-unit multi-family dwelling unit. The dwelling has been a four-unit, multi-family dwelling prior to the current zoning ordinance.
The need for this variance arises from the condition that the proposed building addition changes the property status from a legal non-conforming use with the current zoning ordinance. The building addition requires a variance of use to allow a multi-family dwelling in an R-1 zoning district.
Board members include Clingan, Dan Hampton, Keeven, Bill Rhoades, Tom Heuer and Bruce Woodward.
