Planners OK Menards Residential Subdivision Preliminary Plat

A preliminary plat for a Menards residential subdivision to be constructed east of the Husky Trail and Parker Street intersection has been approved.

The Warsaw Plan Commission approved the request by Menards during Monday's meeting.

City Planner Jeremy Skinner said the commission will review final plat plans for the subdivision once Menards submits final traffic designs for the project to the traffic commission.The commission previously discussed the request for preliminary plat approval at its Feb. 12 meeting.

A public hearing was held at the meeting, but the commission tabled the request because there were not enough members present to make a vote.

The vote during Monday's meeting was 5-1 with commission members Joe Thallemer, Tom Allen, Jim Gast, Tammy Dalton and Lacy Francis voting in favor of the preliminary plat. Commission member Jeff Grose voted against approving the preliminary plat.

"I appreciate the board's patience and Menards' work on this project, but I still don't feel the preliminary plat meets the city's subdivision control ordinance," Grose said.

The ordinance states the plan commission will study the preliminary layout in connection with the comprehensive plan, including the thoroughfare plan, the zoning ordinance and the topography of the area.

The Warsaw City Council approved a request by Menards at its Jan. 16 meeting to rezone approximately 21 acres from R-1 residential to C-3 commercial along Husky Trail and Patterson Road.

Menards' request will accommodate the development of a Menards store with additional commercial and residential lots.

The proposed development will provide adequate ingress and egress and have the ability to obtain sanitary sewer and water to the proposed lots.

The proposed plat would create five new commercial lots and 66 new residential lots. The subdivision will extend sewer and water to the proposed lots and provide ingress and egress via a proposed street built to the city's standards.

Each individual commercial lot will be required to file a development plan addressing any storm drainage, ingress and egress, fire and building requirements and utility connections.

The residential subdivision provides adequate ingress and egress per three connections at Flora Lane, Robinhood Drive and a proposed street connecting to Husky Trail.

The commission also approved submitting a favorable recommendation to the city council to allow for a request by Zimmer Holdings Inc. to rezone approximately 10.3 acres from C-2 commercial to I-2 industrial.

The property is at 1113 W. Lake St., formerly occupied by Big Lots. Zimmer is proposing to use the property for industrial uses including inside warehousing and light manufacturing.

The plan commission will meet again April 9 at 7 p.m. at city hall.
