Housing Opportunities of Warsaw will appear at the Warsaw Plan Commission meeting tonight to request an amendment to the zoning ordinance for a planned unit development for senior housing.
Located on Gilliam Drive, the 4.377 acres is an undeveloped residential area.
HOW is proposing to construct nine buildings housing a total of 19 dwellings for low- to moderate-income senior housing. Each duplex will have carports for two vehicles and parking for an additional two vehicles. A 5-foot-wide sidewalk is planned at the development.
During a public meeting in Center Lake Pavilion Dec. 4, the issue of traffic generated by the development was raised. Findings by the city planner during conversations with Warsaw Police Chief Steven Foster and Sgt. Kip Shuter indicate traffic, an additional 19 to 38 vehicles per day, is considered insignificant.
In other business, two requests will be heard regarding the Pheasant Ridge addition.
The first request is vacation of a portion of a plat by Jackson Development Inc. in Pheasant Ridge First Addition to make the platting process "cleaner" for Pheasant Ridge Third Addition.
The second Pheasant Ridge request also comes from Jackson Development Inc. - to provide final plat approval for the third addition, specifically subdividing into 30 lots. The housing subdivision is south of Eisenhower Park, west of County Farm Road, and consists of 38.827 acres. Preliminary plat approval was in October 2001.
RN & CG Properties Inc. is seeking a replat of Anchorage Bay Subdivision, 2.231 acres at Anchorage Road bordered by Sunset Drive. Bluewater Drive and a channel to Little Pike Lake. It was originally platted in February 1994.
Lots 1 through 3 will remain the same, Lot 4 will be slightly changed and Lots 5 through 8 will be redesigned. A cul-de-sac, Bay Circle Drive, off Anchorage Road is planned.
Ray and Dianne Plummer, property owners of McElroy Hill Business Park, will seek to replat the 63.493 acres, zoned industrial.
It is located at Executive Drive. The replat, a change from the plat approved by the Kosciusko County Area Plan Commission in March 1990, will include 23 lots plus one outlot. Executive Drive will be extended to the south and a new road, Blue Collar Drive, will be constructed. This road will connect with Deelyn Drive, creating a loop for the business park.
The plan commission will meet at 7 p.m. in city hall.
