Golf Course Owners Seeks To Re-Establish Pro Shop, Restaurant

Rob Smyjunas wants to re-establish the Indian Hills Golf Club pro shop and restaurant.

Tuesday, the Kosciusko County Board of Zoning Appeals heard his petition for an exception to allow the shop and restaurant to be re-established in a residential district. The property is on the south side of Forest Glen Avenue and 71 feet east of CR 450E in Tippecanoe Township.

The BZA approved the petition as presented.

Attorney Steve Snyder, representing the Indian Hills Golf Club, said Smyjunas wants to preserve the golf course, originally built approximately 1958-59, so he bought it. The property doesn't have lake access.

The last owner of the nine-hole golf course bought it for his own pleasure, Snyder said, but the restaurant and liquor license were not maintained. Smyjunas wants to re-establish it so it's a viable asset out there. There are no plans to add on to the building. The restaurant only will be used during the golfing season as there will not be enough traffic otherwise.

"Forty years ago they used to have the best roasted chicken in the county," said Snyder.

An application for a liquor license will be filed.

Attorney Richard Helm, representing several remonstrators, said as long as the facilities are not expanded and there is no lake access planned, the remonstrators don't have an objection to it.

"As presented, we're happy with it," said Helm.

In other business, the zoning board:

• Postponed Karen Kann's petition for a variance until the board's Dec. 14 meeting. Kann was unable to attend the meeting and in a letter asked that the petition be continued. The variance would permit the construction of a residence 3-1/2 feet from both side property lines. The property is on the south side of CR 450N and 480 feet east of Lakeview Drive in Tippecanoe Township.

• Approved petitions for an exception and for a variance for Marilyn Shroyer. The exception is for the construction of an oversized accessory building at 960 square feet when maximum size allowed by ordinance is 720 square feet in a residential district.

The variance would permit the construction of an accessory building 20 feet off the right of way of the road. It also would permit the construction of a residence addition and accessory building below the required floor elevation but above the 100-year flood elevation.

The property is on the north side of Forest Glen and 1,000 feet east of EMS T25 Lane in Plain Township.

• Approved Lawrence Mock's petition for a variance to allow a garage to remain 3 feet from the east side property line. The property is on the south side of Hatchery Road and 1,160 feet east of CR 850E in Turkey Creek Township.

Members of the BZA are Vic Virgil, Charlie Haffner, Bob Beer, Walter Church and John Connolly. They meet at 8:30 a.m. on the second Tuesday of every month. The December meeting will be held in the Munson Building, North Lake Street, Warsaw.
