Fairfield Inn Considers New Location On N. Detroit St.Fairfield Inn Hotel has changed gears and will construct a new hotel along North Detroit Street rather than on the east side of Warsaw.

The new location will be on Sheldon Street, which runs parallel and to the west of North Detroit Street. The property is west of a cluster of retail stores and south of OrthoPediatrics.

Rusty Spiars, a civil engineer with Spiars Engineering, Zionsville, confirmed the company abandoned plans to construct a hotel east of the license branch along U.S. 30.

“The previous location on the east side didn’t work out,” Spiars said without explaining.

He said construction on Sheldon could begin within a few weeks, but declined to speculate when the business would open.

On Monday, Spiars represented the hotel chain in requesting a 20-foot setback by the city board of zoning appeals for the front of the building. The normal setback is 25 feet.

The hotel request was one of five approved Monday night. The others:

• A use variance requested by the owner of Ryan Motors that would permit a car sales lot at 1202 E. Winona Ave. was approved.

The business will be at the corner of Bronson Street and Winona Avenue. The board included conditions recommended by the city plan office involving entrances onto the lot and as well as location of some vehicles to protect sightlines.

The use permit was needed because the property is in a Commercial 2 zone.

• A homeowner at 1015 Country Club Lane was granted variances for a side yard setback and a lakefront setback for the placement of a wooden deck.

The homeowner was granted a 4-foot variance on lakefront setback, but the side yard setback request was modified after the plan office preferred a 2-foot variance on the side yard setback rather than the requested 2-foot, 3-inch variance.

A potential fire safety concern was cited in the plan department’s report.

• A variance to allow a larger-than-normally permitted sign was approved for a representative of 1005 Anchorage Road. The digital sign will be 39.5 feet tall and 210 square feet. The existing sign it will replace is taller.

The property is in a Commercial 3 district.

• A variance by a homeowner was approved for a side yard setback at 106 Ramar Drive. The setback was reduced from 7 feet to 5 feet to accommodate placement of a carport.
