Zoning Ordinance Up For Study

Members are slated to discuss a new ordinance tonight which redefines city zoning, a project the Warsaw Planning Department has been working on since November 2005.

Jeremy Skinner will provide details on the new comprehensive plan at tonight's Board of Zoning Appeals meeting. The ordinance introduces a rural residential zoning and creates new requirements for various residential sites.

In past meetings, Skinner said changes within zoning ordinances could create nonconforming lots within Warsaw, but options such as grandfathering could be addressed by the BZA.

Members will take no vote on the matter tonight, but hope to receive detailed summaries from Skinner and possible feedback from the community.

Regarding petition requests, Tom Hurt is to go before the board seeking a variance from developmental standards for 607 S. Columbia St. Hurt wants to increase a detached garage on his property from 280 square feet to 1,000. The planning department recommends approval for this request.

David Kintzel and Mary Anne Brumfield will ask for a variance of use for 216 S. Columbia St. Currently, the property is zoned light industrial, and the two hope the BZA will allow retail sales of household furnishings on the property.

Kim Edmonds will petition for a special exception for 216 N. McKinley St. to have residential use on the property, which is zoned commercial. The petitioner hopes to construct a three-unit, multi-family dwelling, which the planning department recommends the BZA approve.
