Zoning Board To Hear Variance Requests Tonight

James Rooney and Debra Pilcher will be before the Warsaw Board of Zoning Appeals tonight to make two requests for Rayco Steel Process Inc.

Two petitions for a variance of use and a variance from developmental standards will be addressed to establish whether the company, at 207 S. Lincoln St., will be able to add a parking lot and install a commercial sign on its property.

The area is currently zoned as R-2, but both requests are recommended for approval by City Planner Jeremy Skinner, who said neither petition would create an atmosphere that would be out of character with surrounding properties.

The company, started in 1998, has been at the location prior to the 1998 zoning ordinance created by the city.

A petition for a 8-inch privacy fence also is scheduled to come before the board. Jocelyn Orlowski and Kevin Dixon, of 1014 E. Main St., will ask for the fence, but complications could arise as to whether the structure would be suitable for the residential neighborhood.

In unfinished business, Steve Savage will withdraw his request to construct a parking lot for Lucas Realtors at 533 E. Center St. The matter was discussed in January and has been tabled by the petitioner for the last three months.
