The Warsaw Board of Zoning Appeals heard three variance requests Monday.
Andy Barfel's request for a variance from development standards for a second accessory structure, 252 square feet in size, at 514 W. Perry St., was approved.
Two additional structures are allowed on a property, but their combined size is not to exceed a maximum of 720 square feet.
Barfel said he would use the extra shed for storage. The addition exceeds the ordinance by 108 square feet.
Barfel is to make sure the structure is six feet from other buildings to meet the fire code.
Paul Lafferty, 735 E. Fort Wayne St., requested a variance from developmental standards for a detached garage 576 square feet in size with a 3-1/2-foot side yard setback. City ordinance calls for a five-foot side yard setback.
The request was approved and the "short" setback is in character with other structures in the neighborhood.
Joe and Shirley Cook, 522 W. Winona Ave., requested a variance from developmental standards for a 12-foot west side yard setback for an attached garage with a breezeway.
Jeff Owens represented the Cooks, saying the new structure will be built where an old garage stood. The Cooks' request was approved.
Board members are Bruce Woodward, Dan Hampton, Tom Heuer, Rick Keeven and Alan Clingan. City council representative. Trish Brown was absent.
