The Warsaw Board of Zoning Appeals approved Monday a variance request by Charles S. Hayes Inc., permitting a cellular antenna tower at 4050 Corridor Drive.
Jackie Horvath, representing the South Bend communication tower landlord, told the board the 240-foot tower meets the city's goal of reducing the number of such structures by housing multiple communication antennas on each tower.
"With the 63 antennas, this tower would definitely meet the co-location use the city is seeking," she said.
Hayes builds and manages nearly 30 communication towers across northern Indiana, Horvath said. Cellular telephone companies, such as Centennial and All-Tell lease antenna space on towers Hayes owns.
According to City Planner Jeff Noffsinger, the variance was needed for the tower because the city code limits the height of towers to 200 feet and requires a 250-foot setback from the property line. The setback for the new tower will only be 15 feet from the northern property line.
He added the firm will also be required to have a 6-foot high continuous screen along the northern property line to comply with the city's development standards
Board member Bruce Woodward expressed his support for the request, citing Hayes' other two towers at 1609 E. Center St.
"This company does seem to maintain these towers and grounds, so I have no problem with this request," he said.
