The Warsaw Board of Zoning Appeals discussed a variance request for a carwash during Thursday's board meeting.
Petitioners Dan Robinson and Tim Carter requested a variance of use to permit a carwash in a C-3 zoning district at the Warsaw Crossing Subdivision.
The subdivision is new and is north of town along Ind. 15 across from Spar-Tech, according to Community Development Coordinator Gisele Cox.Robinson said the carwash would be similar to those in Florida, with palm trees and brushes big enough to clean full-size pickup trucks.
The board approved the variance of use for the carwash subject to the Warsaw Plan Commission reviewing and approving development plans.
The commission will need to approve the site plans, curbing, drainage and landscaping, said Board President Bruce Woodward.
The facility will have adequate ingress and egress via the proposed street, which connects to Sheldon Drive, according to planning information.
The board also:
n Tabled a variance request from James and Amy Lea to exceed the maximum allowable size of an accessory structure at 612 S. Washington St. The board also tabled a variance to allow a single-family residence in an accessory structure.
The family is wanting to build a two-car garage with an additional residence on the property.
Woodward said the board will need to see more information on the drainage and elevation changes of the property, and will review the request at its June meeting.
The board also rejected a request from development standards from Dennis and Cindy Koehring, 1700 Jenny Lane, to allow a pergola at their property to prevent coyotes from entering the family's yard.
The couple wants to raise their fence two more feet to 8 feet, but will need to present a new petition to the board.
The board also:
n Approved a variance for Community Grace Brethren Church to allow for an off-premise sign at 901 S. Buffalo St.
n Approved a variance for petitioner William A. Curl to allow for a 2-foot variance for a 5-foot sideyard setback from the required 7-foot sideyard setback to construct an additional garage on his property.
Board members are Woodward, Tom Allen, Dan Hampton, Tom Heuer and Rick Keeven.
