The Warsaw Board of Zoning Appeals granted a use variance to Velma Hayden, 401 W. Herscher Drive, Monday.
The use variance is for a 7- foot setback for an enclosed porch.
"The setback would be about 24 feet," city planner Jeff Noffsinger said, "which is 1 foot shy of the zoning orders (requirements)."
"I haven't heard from anyone objecting," Noffsinger said. "It should not be a problem."
Contractor Don Rich attended the meeting on Hayden's behalf and passed out a brochure showing the additions to take place.
"Basically what they are proposing to do is take off the existing front porch that is there, currently not enclosed," Noffsinger said. "The overhang of the new structure will encroach 1-1/2 feet closer to the front setback."
Board member Richard Keeven moved to accept Hayden's request for a use variance. The motion carried unanimously.
In other business:
Board members tabled the Lakeland Properties Inc. request for a use variance.
The variance is for an apartment complex office to be located in a residential zoning area near Union and Kincaide streets.
Lakeland Properties Inc. did not attend the BZA meeting, so president Alan Clingan moved to table the request. Board members will discuss the request at next month's meeting.
Lois Waddle, 611 West Center St., requested a use variance for an attached garage.
"She is requesting a 15-foot setback," Noffsinger said. "The required setback is 25 feet, therefore they are 10 feet shy."
Noffsinger said he has not received any calls opposing the request.
The use variance request was unanimously approved.
DeWayne and Becky Busz, 629 South Lake St., also requested a use variance.
"They are requesting a 5-foot front yard setback for a room addition on the front of their home," Noffsinger said.
"Being a dead end, we don't see any negativity whatsoever," property owner, DeWayne Busz, said.
Board members unanimously approved the use variance.
A use variance requested by Mike DeWald, 421 West St., was tabled by board members and will be discussed at next month's meeting.
