The Warsaw Board of Zoning Appeals approved one Union Tool variance request and denied another Monday.
The company, with property along Detroit Street, was represented by Mike Simpson.
On the 940 N. Detroit St. parcel, a request for 3-foot rear-yard setback to a 2,600-square-foot building was approved.
The building will be constructed on the northeast corner of the property.
On the adjoining 936 N. Detroit St. lot, Simpson's request to not install a 3-foot wide and 3-foot tall buffer area was denied.
Simpson said he thought any shrubs would be killed or weakened by snow piles and salt during the winter. He said he would install a rock-type buffer with boulders.
City planner Jeff Noffsinger advised the board several species would survive salts and the buffer could be fencing, an earthen berm or greenery.
The board also approved Edward and Kelly Jarrett's installation of a privacy fence at 615 E. Fort Wayne St.
Edward Jarrett appeared before the board, saying he wasn't aware a fence permit was required and that the new fence replaces an old fence.
BZA members are Bruce Woodward, Tom Heuer, Richard Keevan and Alan Clingan. Dan Hampton and city council representative Trish Brown were absent.
