Part of the Plat of the Sixth Amended and Additional Plat to Winona Park, Kosciusko County, Indiana, more particularly described as follows, to wit:
BEGINNING at an iron pipe found at the Southeast corner of Lot Number 49 in said Sixth Amended and Additional Plat to Winona Park; thence S45°-24'-45"E (basis of bearings established by multiple GPS observations utilizing a WGS84 signal), a distance of 99.50 feet to a 5/8-inch iron pin capped "Walker" on the Northwesterly line of Lot Number 18 in the Secondary Plat for Stone Camp in the Town of Winona Lake as recorded in Plat Book 8, page 86 in the records of Kosciusko County, Indiana; thence S43°-04'-15"W, on and along said Northwesterly line, a distance of 63.86 feet to the Southwest corner of said Lot Number 18, said corner being on the Southwesterly face of an existing concrete seawall; thence N48°-08'-44"W, on and along said Southwesterly face, a distance of 6.24 feet to the West corner of said concrete seawall; thence N29°-17'-33"W, on and along the water's edge of Winona Lake, a distance of 32.76 feet; thence N36°-30'-56"W, a distance of 13.36 feet to the South corner of an existing concrete seawall; thence N65°-25'-00"W, on and along the Southwesterly face of said concrete seawall, a distance of 51.53 feet to the point of intersection with the Southwesterly projection of the Southeasterly line of said Lot Number 49, said point being situated S43°-04'-15"W, a distance of 1.5 feet from a 5/8-inch iron pin capped "Walker"; thence N43°-04'-15"E, on and along said Southwesterly projection, a distance of 70.63 feet to the point of beginning, containing 0.14 acres of land, more or less, subject to all legal right-of-way, subject to all legal drain easements and subject to all other easements of record.
