ADDITIONAL NOTICE OF SALE OF REAL ESTATE BY THE TOWN OF WINONA LAKE This Additional Notice of Sale is being given to permit the following described real estate to be sold for less than ninety percent (90%) of its appraised value. Notice is hereby given that the Town of Winona Lake is offering the following real estate for sale, to-wit: Lots Numbered 67 and 68 in the Third Amended and Additional Plat of Winona Park, now the Incorporated Town of Winona Lake. Subject to all unpaid real estate taxes, easements, covenants, assessments, restrictions and streets of record. The real estate is commonly known as: 301-5th Street, Winona Lake, Indiana 46590. Key #006-070-092 The terms and conditions of sale: 1. Bids shall be in writing. Written bids under this notice will be received beginning on the 30th day of July, 2011. Existing bids under the first Notice shall continue as bids without the need of resubmission, unless the bidder withdraws the bid. 2. The bidding will continue from day to day until sold or for a period of sixty (60) days from July 30, 2011, whichever first occurs. 3. The property may not be sold to a person who is ineligible under I.e. 36-1-11-16 (a person who owes delinquent taxes, special assessments, penalties, interest or costs directly attributable to a prior tax sale on a tract of real property listed under I.e. 6- 1.1-24-1, or to a person who is an agent for the foregoing described person. Such a person may not purchase, receive or lease a tract that is offered in a sale, exchange or lease.) 4. A bid submitted by a Trust as defined in I.C. 30-4-1-1(a) must identify each a. Beneficiary of the Trust; and b. Settlor and power to revoke or modify the Trust. 5. Bids received will be open for public inspection. Additional requirements/Conditions: a. Structures upon the real estate must be removed within thirty (30) days of the date of closing. b. The basement, including the walls, floors and footers, must be removed and all holes left in the ground filled to existing grade within thirty (30) days of the date of closing. c.
