Warsaw Zoners OK Business Sign Variance On Anchorage Road

Posted
Warsaw Board of Zoning Appeals Monday approved a variance from development standards for a business sign request in Warsaw.

The sign will replace the existing sign at the corner of the southwest drive entrance off of Anchorage Road. It will be four feet higher than the existing 18-foot business sign. The sign is for Goshert Insurance and also includes smaller signs underneath for Coplen Construction Inc., Edward Jones Inc., United Way of Kosciusko County, A & A Management, Beneficial and Christian Life Apostolic Church.

Petitioners Richard Goshert and Chad Bailey requested the variance for a 22-foot high sign from the required 18-foot maximum sign at 475 Anchorage Road.

"There are six renters' space signs under the Goshert Insurance sign and room for two more business names on the sign," Goshert said.

"The new sign will be less obstructive to drivers by raising it up so it is not at eye level getting in the way of driver's view."

The sign will be double-sided and internally lighted with 96 square feet of display area.

The allowable display area of a sign in the C-2 general business district is 150 square feet.

Warsaw Community Development Coordinator Gisele Cox said while the additional 4-foot height allows for increased vision clearance under the sign, the location of the sign will be set back from the property line which will allow adequate vision clearance for ingress and egress.

The board will meet again March 24 at 7 p.m. at city hall.

Board members are Bruce Woodward, Rick Keeven, Tom Heuer, Dan Hampton and Tom Allen.
