Among the items to be considered at tonight's Warsaw Board of Zoning Appeals meeting is a request from Petro's GM for an off-premise sign.
The property, at 2777 N. Detroit St., was zoned as a planned unit development in 2000 and off-premise signs are prohibited in this type of zone. The variance requests a 300-square-foot sign, 36 feet tall. The sign is to identify future shopping opportunities to the rear of the car dealership.
Tina Minnix-Phipps, 223 W. Winona Ave., and Patrick Pfefferkorn, 112 N. Sherman, are requesting 6-foot-high fences on their respective properties.
Russell Wall, 940 E. Arthur St., is requesting a variance to construct an attached garage 11-1/4 inches below the flood protection grade in a flood hazard area.
James and Linda Howard, 985 Country Club Lane, will seek a variance from developmental standards on an undeveloped lot, to have a 20 foot, 5-inch front yard setback and 10-foot, 6-inch combined side yard setback.
Patricia Gargett is asking for a two-unit apartment on a nonconforming lot at 1331 E. Main St. The minimum lot size required for a two-unit dwelling is 8,500 square feet. Gargett's property measures 7,392 square feet.
The meeting begins at 7 p.m. in council chambers at Warsaw's city hall.
