Warsaw Board of Zoning Appeals heard two variance from development standard requests for added garage spaces Monday night.
The board denied a request from petitioner Richard Phelps, 2702 Marion Avenue, who requested a six-foot variance from a 25-foot setback.
Phelps spoke and said he requested the variance to add a garage to the front of his home.
Tim Dombrosky, assistant city planner, said after review he did not see anything that makes the property unique that would allow for the variance for the setback. He said the building department suggested denying the variance.
Board member Mary Ellen Rudisel-Jordan said she didn't think there was anything special about the property that would force someone to put a garage in the front of the property. She said there are other places he could put the garage.
Board member Rick Keeven made the motion to deny the variance, and board member Bruce Woodward seconded the motion. Board members Rudisel-Jordan and Tom Allen also voted to deny the variance request.
Board member Sean Boylan voted against denying the request, and said he felt there was not a problem with the variance request.
In other business, the board approved a variance from development standards request by Terry and Joe Ellen Pepple, 1310 Brubaker St.
The Pepples requested a variance for a 19-foot, 6-inch variance from the 25-foot setback to construct a garage on the front of their property.
Terry said the proposal is for a two-car garage with a usable bedroom above the garage.
"This request is similar to other variance from development standard requests for houses on that road we have approved," Keeven said.
Keeven made a motion to approve the variance from development standards, and Boylan seconded the motion.
