Warsaw Redevelopment Approves Change Order For Millworks Streetscape

Warsaw Redevelopment Commission on Monday approved a change order for Abonmarche for the Millworks streetscape.
Jeremy Skinner, community and economic development director, said the change order was $16,000.
Halfway through the design work, there were some discussions as a group with the different departments to add new curb bump outs in that area. Skinner got a cost estimate from Abonmarche to do the additional design work and “seeing the impact, we went ahead and had design them into the contract and this change order is for that additional design work for $16,000.” Skinner said the cost of the additional work was so low, it made sense to do the work now. If the cost had been higher, he said he may not have brought the issue to the commission.
The additional design services will include the design of permanent concrete bump outs in lieu of striping Center Street, evaluating stormwater drainage for permanent bump outs and prepare grading information, redesigning sidewalk location and grading at the northeast corner of Market and Columbia streets to accommodate a new NIPSCO transformer for the proposed apartments and perform additional evaluation and design to coordinate grading and tie-ins for the proposed apartments with the proposed streetscape project.
Skinner said for the original agreement with AP Development LLC for the Millworks 85-unit housing and retail building at the intersection of West Market and South Columbia streets, the city was going to contribute $1 million to the project. That contribution was later increased to $1,340,343. Part of that, Skinner said, was they would apply for an Orthopedic Industry Retention Initiative grant. When the plans are finalized, the city will contribute their portion of the money to the project, he said.
Skinner said it was in the city’s court to design the plans and AP Development would approve them. AP Development have seen the documents so far and have been OK with them. The city will get AP Development the new designs to get them finalized.
In other business, the commission approved claims, which were $24.98 from Quill for office supplies, $230.98 from Indiana American Water, $2,274 from Kuert Concrete LLC for sidewalks along Shelden Street, $780 from Baker Tilly for Marketplace semiannual calculation, $11,299.65 from Browning Day for residential masterplan, $6,727.27 from Warsaw Community Development for a service agreement with Main Street Warsaw, $300 from Four Acres Lawn Care LLC for mowing services for the lots on Buffalo Street, $18.71 from Eastern Engineering for a monthly copy fee and $11,231 from GAI Consultants for the Country Farm Road sidewalk.
