Wal-Mart Supercenter and Lowe's were the main topics of discussion at the Warsaw Plan Commission meeting Monday.
The proposed location of the stores is the property of Petro Family LLC on the northwest quadrant of Ind. 15N and U.S. 30 at the 2500 block of North Detroit Street. Petitioner for construction is CEI Engineering.
The Plan Commission approved the revised preliminary plats for both Lowe's and Wal-Mart Supercenter Monday. At the last Plan Commission meeting some conditions were addressed that needed to be met before approval could be given. Those conditions were met for both Lowe's and Wal-Mart.
Representing CEI Engineering was Chris Rogers, department manager, and Bassam Ziada, project manager.
CEI requested primary approval of the development plan for Wal-Mart and Lowe's. Warsaw city planner Jeff Noffsinger had a list of items to be addressed for primary approval.
For both Wal-Mart and Lowe's, Noffsinger asked for a primary development schedule indicating the dates construction would begin and end, estimated sewage flows and the size and height of freestanding signs.
Rogers said construction for Wal-Mart is expected to begin in October and will run into July or August.
Estimated sewage flows meet state standards at 36,187 gallons per day, according to Rogers.
The freestanding sign will be 240 square feet and 36 feet high. This is well below the maximum 300 square feet.
Construction for Lowe's is expected to begin in October, too, but should run into June or July since the building will be smaller.
Their sign will be 240 square feet and 36 feet high.
Estimated sewage flows will be approximately 25,340 gallons per day, according to Rogers.
The board voted for primary approval of the development plan for both Wal-Mart and Lowe's.
Noffsinger also brought up issues to be addressed for secondary approval of the development plan.
Wal-Mart has nine items to be addressed. These include: five additional tree islands in the parking lot; a private street name and maintenance bond (CEI is checking to see if a "Walton" street exists anywhere in the area); an 8-inch sanitary sewer service into the building; landscaping around the freestanding sign; a lighting plan for the parking lot; heavy duty pavement on the access road to Petro property; four parking spots to be removed from the north side; a 3-foot hedgerow along the proposed Jalynn Street; and a 6-foot-high continuing screen behind the store.
Lowe's has five items to be addressed. These include: one additional tree island in the parking lot; a gate on the south end of detention area; an 8-inch sanitary sewer service into the building; landscaping around the freestanding sign; and a lighting plan in the parking lot.
The final plans will most likely be submitted by the next meeting on Sept. 11 at 7 p.m.
Warsaw Plan Commission members are: Joe Thallemer, Dewey Lawshe, Jeff Grose, Bill Baldwin, Richard Keeven and Alan Clingan.
