Warsaw Board of Zoning Appeals Monday approved a variance for a proposed video store in Warsaw.
Petitioner Keith Haza, Columbia City, requested a variance from development standards for a 14-foot variance from the 15-foot rear yard setback for a video store at 321 S. Buffalo St.The site was formerly occupied by Gordy's. The business burnt down June 21, 2008. Roger Clemens is the owner of the property.
Haza is proposing to build a Family Video store at the site.
Warsaw City Planner Jeremy Skinner recommended the board approve a 12-foot variance rather than a 14-foot variance.
Skinner said Family Video still needs to submit building and site plans for approval.
Skinner said, although the additional two feet is not a lot of space, it will allow the city's utility workers adequate space to safely maneuver snow plows and garbage trucks if needed to protect any utility connections.
Haza said he does not have a problem with the setback.
"Our business is all about a lot of parking spaces and access and we feel the setback is appropriate," Haza said.
Haza said the business typically tends to be slower during the day and busier in the evenings.
Board President Bruce Woodward said he supported the setback variance.
"I don't have a problem with the setback, and I think Family Video has attractive buildings and will fit in well in the area," Woodward said.
BZA members are Tom Allen, Mary Ellen Rudisel-Jordan, Rick Keeven, Diana Rhoades and Woodward.
