NOTICE OF SALE OF REAL ESTATE By virtue of a resolution of the Board of Directors of Tippecanoe Valley School Corporation and in accordance with Indiana Code 36-1-11-5, the Tippecanoe Valley School Corporation does hereby offer for sale the following described real estate situate in Kosciusko County, Indiana, towit: Part of Lot Number Three (#3) in Tippecanoe Estates as recorded in Plat Book 7, page 49 in the Office of the Recorder in Kosciusko County, Indiana more particularly described as follows: Beginning at the Southwest comer of Lot #3 in said Tippecanoe Estates, being 0.3' Southeast of a leaning pinch pipe; thence North 00°00'00" West (basis of bearing per said Tippecanoe Estates), along the West line of said Lot #3, 61.92 feet to a McCrea cap pin; thence North 89°21 '01" East, 130.00 feet to a McCrea cap pin on the West right-of-way of Danner Drive, along being the East line of said Lot #3; thence South 00°00'00" West, along said East line and said West right-of-way, 63.44 feet to a 5/8" pin at the Southeast comer of said Lot #3; thence North 89°58'47" West, along the South line of said Lot #3, 130.00 feet to the Point of Beginning, containing 0.19 acres more or less. The above described real estate for informational purposes is located adjacent and North of Lot #2 in Tippecanoe Estates on Danner Drive, Mentone, Indiana 46539 designated as part of Key Number 014-154-170 in the records of the Auditor of said county. The aforesaid sale of real estate is hereby offered for sale for an amount not less than Two Thousand Ninety and 00/100 Dollars ($2,090.00) and that the purchaser shall pay all costs associated with the sale including, but not limited to, appraisal fees, title insurance, recording fees, title insurance, recording fees, attorney fees and advertising costs. The property may not be sold to a person who is ineligible under Indiana Code 36-1-11-16 and an offer to purchase the property submitted by a trust [as defined in Indiana Code 30-4-1-1(a)] must identify each beneficiary of the trust and the settlor empowered to revoke or modify the trust.
