Three Cases Reappear Before Warsaw Code EnforcementWarsaw Code Enforcement continued three cases regarding rental properties at its Tuesday meeting.

Little Crow Lofts appeared at the last meeting due to complaints of water leakage, water damage and mold. The entity was expected to return for Tuesday's meeting with a contractor selected and having moved forward with repairs.

Attorney William Stockdale attended the meeting in representation of Little Crow Lofts and stated they are still in the process of finding a roofing contractor as they believe that is the primary issue.

Servpro evaluated the property and found that in terms of mold, everything was at normal levels.

Stockdale noted the individual that had made the complaints was put in a hotel for a weekend while their windows were sealed and dryers were brought in as they had opted to stay in their unit. No further complaints have been made since.

Hearing Officer Tom Earhart moved to continue the case, expecting Little Crow Lofts to return for the June 13 meeting having made significant strides in the repair of the interior and exterior of the property.

Issues with Shafer Rentals, whose buildings at 212 Wedrick Drive, Warsaw, and 1017 E. Fort Wayne St., Warsaw, had been on Code Enforcement's agenda previously, were discussed again at Tuesday's meeting.

Owner Sherri Makinson stated she had selected contractors for repairs. Two individuals will be working full time on the Fort Wayne Street property and one individual will be working full time on the Wedrick Drive property with the assistance of a part-time helper.

Makinson estimated that it would take each contractor four months to complete the repairs. The contractor for the Fort Wayne Street property is able to start immediately, and the contractor for the Wedrick Drive property can begin on or around May 22.

Demolition work is currently being done on the Fort Wayne Street property. Makinson is expected to have obtained permits for the properties so repairs can begin within the next two weeks.

Makinson is also required to provide floor plans for the properties and a scope of work that includes details regarding electrical work, plumbing and structural work within the next two weeks.

Earhart continued the case, expecting Shafer Rentals to return at the June 13 meeting. He warned that if the permits have not been obtained or the proper information had not been supplied to them in the next two weeks, he may choose to take a different course of action for the properties.
