YOU ARE HEREBY notified that Lisa Kuczka intends to file a Verified Petition for Tax Deed for the following described tract of real estate located in Kosciusko County, Indiana, towit:
A tract of land in the Southeast Quarter of the Southeast Quarter of Section 26, Township 31 North, Range 5 East, better described as follows: Beginning at a point 840.7 feet East and 3 feet South of the Southwest corner of the Northeast Quarter of the Southeast Quarter of said Section 26; thence East 100 feet; thence South 100 Feet; thence West 100 feet; thence North 100 feet to the place of beginning.
Also, a perpetual non-exclusive easement running with the land for ingress and egress purposes hereby granted over the following described real estate, to-wit: a 20 foot wide tract of ground, the North line of which is described as follows, to-wit: Beginning at an iron pipe 940.7 feet East and 103 feet South of the Southwest corner of the Northeast Quarter of the Southeast Quarter of Section 26, Township 31 North, Range 5 East; thence West 815 feet; thence South 41 degrees 35 minutes West 42 feet to the County Road.
Also, a non-exclusive easement for ingress and egress purposes to the lake is hereby granted over the following described real estate, to-wit: Beginning at the most Easterly corner of Lot 1 in Warren's Subdivision on Diamond Lake, Seward Township, Kosciusko County, Indiana; thence Southeasterly along the Westerly line of the public highway, 20 feet to a point; thence South 40 degrees West to the low water mark of said lake, 20 feet, more or less, to the most Southerly corner of said Lot Number 1; thence North 40 degrees East along the Southeasterly line of said Lot Number 1 to the place of beginning.
Subject to the following restrictions: No shack, basement house, tent, garage, barn, shed, or outbuilding shall be used as a dwelling on any lot either temporarily or permanently. The use of said property is restricted to residential purposes only, and said restrictions are to run with the land and be placed on all deeds of conveyance from this date. One house trailer is permissible on this lot.

Also, a non-exclusive easement for ingress and egress purpose to the lake is hereby granted over the following described real estate, to-wit: Beginning at the most Easterly corner of Lot 1, in. Warren's Subdivision on Diamond Lake, Seward Township, Kosciusko County, Indiana; thence Southeasterly along the Westerly line of the public highway, 20 feet to a point; thence South 40 degrees West to the low water mark of said Lake, 20 feet, more or less, to the most Southerly corner of said Lot Number 1; thence North 40 degrees East along the Southeasterly line of said Lot Number 1 to the place of beginning.
Subject to all covenants easements or restrictions of record, and all applicable building and zoning laws and possible rights of tile and drainage ditches.

on or after October 15, 2024. The Petition for Tax Deed will be filed in the Kosciusko Circuit Court. On or after October 15, 2024 the Petitioner intends to petition the Court for a tax deed to be issued.
The description of the tract or real property shown on the Certificate of Sale is shown above and you are believed to be an owner, or a person with a substantial interest of public record.
The tract of real property above described was sold at tax sale on October 13, 2023.
The purchaser at tax sale was: Lisa Kuczka.
Any person may redeem the tract or real property.
The amount of the judgment for taxes, special assessments, penalties, and costs under I.C. 61.125-2 to redeem the tract or real property is as follows:
(1) One hundredten percent (110%) of the minimum bid for which the above described real property was offered at the time of sale as required by I.C. 6-1.1-24-5, if redeemed not more than six (6) months after the date of sale; or,
(2) One hundredfifteen percent (115%) of the minimum bid for which the above described real property was offered at the time of sale as required by I.C. 6-1.1-24-5, if redeemed more than six (6) months but not more than one (1) year after the date of sale.
In addition to the amount required under paragraphs 1 or 2 above, the total amount required for redemption includes the amount by which the purchase price exceeds the minimum bid on the above described real estate plus five percent (5%) per annum on the amount by which the purchase price exceeds the minimum bid on the real estate.
In addition to the amounts required above, the total amount required for redemption includes all taxes and special assessment upon the real estate paid by the purchaser subsequent to the sale plus five percent (5%) interest per annum on those taxes and special assessments.
In addition to the amounts required above, the total amount required for redemption includes the following costs, if certified before redemption by the Payor to the County Auditor on the form described by the State Board of Accounts, that were incurred and paid by the purchaser or the purchaser’s assignee or the County before redemption:
(1) The attorney fees and costs of giving notice under Indiana Code 6-1.1-25-4.5.
(2) The cost of a title search or of examining and updating the abstract of title for the tract or item of real property.
The tract or real property has not been redeemed.
The purchaser or the purchaser’s assignee is entitled to receive a deed for the tract or real property if it is not redeemed before October 14, 2024.
The date of expiration of the period of redemption is October 14, 2024.
the real estate is not redeemed, the owner of record at the time the tax deed is issued may have a right to the tax sale surplus, if any.
