NOTICE OF ENFORCEMENT AUTHORITY ORDER TO MARTHA A. SWANSON AND ALSO TO ANY AND ALL OWNERS OR HOLDERS OF ANY INTEREST IN REAL PROPERTY COMMONLY KNOWN AS 2437 S. LAKE SHARON ROAD, WARSAW, IN 46580

Pursuant to Indiana Code 36-7-9-1 et seq., as adopted by Kosciusko County Ordinance 11-11-22-001, you were ordered on July 24, 2018 to demolish and remove the unsafe building located on real property situate in Kosciusko County, Indiana, which real property is commonly known as 2437 South Lake Sharon Road, Warsaw, Indiana, 46580, and legally described as follows:
Lot Number 5 in Lake Sharon Subdivision, Wayne Township, Kosciusko County, Indiana, as recorded in Plat Book 6, page 10, in the Office of the Recorder of Kosciusko County, Indiana.
That the said order was affirmed by the Hearing Authority on September 13, 2018, but that the order was not complied with, and that, accordingly, a contract is to be let at public bid to a contractor with all necessary licensing and legal qualifications and who is bonded to accomplish work to comply with the order. That the work to be accomplished is the demolition and removal of the unsafe building located at 2437 South Lake Sharon Road, Warsaw, Indiana, 46580, including pumping and filling of any septic tank and/or drywell and grading and seeding, but excluding removal of concrete slab foundations. Additionally, all garbage and debris must be removed from the premises.
Both the bid price of the contractor who accomplishes the work and an amount representing a reasonable estimate of the cost incurred by the enforcement authority in processing the matter of the unsafe premises may, if not paid, be recorded after a hearing as a lien against all persons having a fee interest, life estate interest, or equitable interest of a contract purchaser in the unsafe premises.
Sealed bids will be received by the Kosciusko County Health Department, at 100 West Center Street, Warsaw, Indiana 46580 until 1:30 PM prevailing local time on the 4th day of December, 2018. All bids will then be publicly opened and read aloud in the Kosciusko County Courthouse at 100 West Center Street, Indiana 46580, on the 4th day of December, 2018, at 1:30 PM, in the Old Courtroom located on the Second Floor.
