To: All Persons who may assert a claim or right or interest in certain real estate in Kosciusko County located at 2506 South SR 15, Warsaw, IN 46580.
You are hereby notified that on the 29th day of July, 2024, the above-named Plaintiff, by its attorneys, Rockhill Pinnick LLP (Vern K. Landis), 105 East Main Street, Warsaw, Indiana 46580, filed in the Office of the Clerk of the Kosciusko Circuit Court, Kosciusko County, Indiana, its Complaint to Quiet Title to certain real estate situate in Kosciusko County, Indiana, more particularly described as follows:
A part of the Southwest Quarter of the Northeast Quarter of Section 30, Township 32 North, Range 6 East, Kosciusko County, Indiana, being more particularly described as follows, to-wit:
Beginning at the Southwest corner of the Northeast Quarter aforementioned and running thence North, on the West line of the Northeast Quarter, being within the right-of-way of State Road #15, a distance of 165 feet to a point; thence East, by an interior angle of 91 degrees 35 minutes, a distance of 294 feet parallel with the South line of the Northeast Quarter to an iron pipe; thence South a distance of 165 feet parallel with the West line of the Northeast Quarter to a point on said South line; thence West, a distance of 294 feet on the South line of the Northeast Quarter to the place of beginning.
This action is instituted and prosecuted by the Plaintiff for the purpose of quieting title to the above-described real estate as against any and all named Defendants, claims, and claimants, whatsoever and whomsoever, and as against the world.
You and each of you, or your respective attorneys on your behalf must respond to the Complaint by answer or other response thereto on or before the 15th day of September, 2024, the same being more than 30 days after the third and last publication of this notice. If you fail to do so, the matters and things alleged in the Plaintiff’s Complaint may be taken as true and a judgment by default may be entered against you for the relief demanded in the Complaint.
