By virtue of a certified copy of a decree to me directed from the Clerk of Kosciusko Superior Court 3 of Kosciusko County, Indiana, in Cause No. 43D03-1805-MF-000065 wherein Bayview Loan Servicing, LLC was Plaintiff, and The Unknown Heirs and Devisees of Patricia A. Shepler, Deceased and The Unknown Tenant were Defendants, required me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 23rd day of July, 2019, at the hour of 10:00 am, or as soon thereafter as is possible, at 221 West Main Street, Warsaw, IN 46580, the fee simple of the whole body of Real Estate in Kosciusko County, Indiana.
Tract 1: A tract of land in the Northwest Quarter of Section 25, Township 32 North, Range 5 East, in Kosciusko County, Indiana, more accurately described as follows: Beginning at an iron pipe 1063.4 feet East (assuming the North line of Section 25 to be running East and West) and 608.7 feet South of the Northwest corner of said Section 25; thence East and parallel to the North line of said Section 25, 262.3 feet to an iron pipe in a fence; thence South 200 feet along said fence to an iron pipe; thence West and parallel to the North line of said Section 25, 262.3 feet to an iron pipe on the East line of a road; thence North along said East line 200 feet to the Place of Beginning and containing 1.1 acre, more or less. Tract 2: A tract of land in the Northeast Quarter of Section 25, Township 32 North, Range 5 East, in Kosciusko County, Indiana, more accurately described as follows: Beginning at an iron pipe 1063.4 feet East (assuming the North line of Section 25 to be running East and West) and 808.7 feet South of the Northwest corner of said Section 25; thence East and parallel to the North line of said Section 25, 262.3 feet to an iron pipe in a fence; thence South 200 feet along said fence to an iron pipe; thence West and parallel to the North line of said Section 25, 262.3 feet to an iron pipe on the East line of a road; thence North along said East line 200 feet to the place of beginning and containing 1.1 acre, more or less. A non-exclusive easement for ingress and egress over and across the following described tract of real estate located in the Northwest Quarter of the Northwest Quarter of Section 25, Township 32 North, Range 5 East, more particularly described as follows, to-wit: Beginning 1063.4 feet East of the Northwest corner of said Section, (assuming the North line of Section 25 to be running East and West); thence South 1008.7 feet; thence West 60 feet; thence North 1008.7 feet to the North line of said Section 25; thence East along the North line of said Section 60 feet to the place of beginning. EXCEPTING that portion of said real estate that is a part of County Road200 South.
