NOTICE OF SHERIFF'S SALE

    By virtue of a certified copy of a decree to me, directed from the Clerk of Superior Court of Kosciusko County, Indiana, in Cause No. 43D03-2302-MF-000012, wherein MidFirst Bank was Plaintiff, and Howard Barnhart, et al., were the Defendants, requiring me to make the sum as provided for in said Decree, with interest and costs, I will expose at public sale to the highest bidder on the 28th day of November, 2023, at the hour of 10:00 a.m. of said day at www.zeusauction.com, the fee simple of the whole body of Real Estate in Kosciusko County, Indiana: 

    A TRACT OF LAND IN THE NORTHWEST QUARTER OF SECTION 5, TOWNSHIP 32 NORTH, RANGE 5 EAST, KOSCIUSKO COUNTY, INDIANA, BETTER DESCRIBED AS FOLLOWS, TO-WIT:

    BEGINNING AT THE NORTHEAST CORNER OF LOT 4 IN GREEN'S ADDITION TO THE TOWN OF ATWOOD (SAID POINT BEING ON THE SOUTH RIGHT-OF-WAY LINE OF OLD ROAD 30, WHICH POINT ALSO BEING HISTORICALLY DESCRIBED AS 81 RODS AND 22 LINKS WEST OF THE NORTHEAST CORNER OF THE NORTHWEST QUARTER OF SECTION 5, TOWNSHIP 32 NORTH, RANGE 5 EAST; THENCE NORTH 30 FEET TO THE CENTERLINE OF SAID OLD ROAD 30; THENCE EAST ALONG THE SAID CENTERLINE OF OLD ROAD 30, 163 FEET TO A POINT; THENCE SOUTH AND PARALLEL TO THE EAST LINE OF SAID LOT 4, 190 FEET TO A POINT; THENCE WEST AND PARALLEL TO THE SAID CENTERLINE OF OLD ROAD 30, 163 FEET TO A POINT ON THE EAST LINE OF SAID LOT 4; THENCE NORTH ALONG THE SAID EAST LINE OF LOT 4, 160 FEET TO THE PLACE OF BEGINNING.

    Together with rents, issues, income and profits thereof, said sale will be made without relief from valuation or appraisement laws.

    All sales are subject to any first and prior liens, taxes and assessments legally levied and assessed thereon.  Neither the Sheriff nor the Plaintiff in this case warrants either expressly or implied any title, location or legal description of any real estate sold at the sale.  Any prospective bidder should obtain their own title evidence before making any bid on any properties subject to this sale.
