NOTICE OF SHERIFF'S SALE

    By virtue of a certified copy of a decree to me, directed from the Clerk of the Superior Court of Kosciusko County, Indiana, in Cause No. 43D04-2206-MF-000042, wherein NewRez LLC dba Shellpoint Mortgage Servicing was Plaintiff, and Kelsey M. Caldwell, Lakeland Regional Sewer District and Indiana Department of Revenue Collection Division were Defendants, requiring me to make the sum as provided for in said Decree, with interest and cost, I will expose at public online sale to the highest bidder on the 24th day of October, 2023, at the hour of 10:00 a.m., with a closing time of 11:00 a.m., or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Kosciusko County, Indiana.

    A tract of land in the Northeast Quarter of Section 28, Township 33 North, Range 7 East, more particularly described as follows:

    Beginning at a point that is 1676.28 feet South and 925.55 feet West of the Northeast corner of said Section, said point also being exactly located as follows: Starting at an iron pipe marking the Northeast corner of Lot Number 1 in Kuhn's Plat on Barbee Lake, Kosciusko County, Indiana, and running thence North 40 feet to a point; thence West 298.5 feet to a point; thence North 120.31 feet to an iron fence post; thence North 78 degrees 15 minutes West 163.42 feet to an iron pipe for a place of beginning; thence North 79 degrees 45 minutes West 28.8 feet to an iron pipe; thence North 76 degrees 45 minutes West 73.5 feet to an iron pipe; thence South 18 degrees 59 minutes West 125.4 feet to an iron pipe in the Northeast boundary of a 40 foot public road to Northshore Park; thence South 59 degrees 33 minutes East 167.5 feet along the Northeast boundary of aforesaid public road to an iron pipe; thence North 1 degrees 15 minutes West 181.5 feet to the place of beginning. Containing .48 acre, more or less.

    Together with rents, issues, income, and profits thereof, said sale will be made without relief from valuation or appraisement laws.
