Property owner David Carey will be able to increase his property's lot size now that a preliminary and final plat has been approved.
The Warsaw Plan Commission approved increasing the lot size at the CR 350N and Ind. 15 intersection at its meeting Monday night.
The purpose of the plat approval is for the partial replat of 39 lots of Northwest Woods at the Crossing.
Carey submitted the final plat in June 2005, at which time it was approved and construction on the project began soon after the meeting. Since then, Carey decided to increase the average lot size within the subdivision in order to better meet the market he wants to attract.
"I appreciate your patience and allowing me to increase my lot size since the previous final plat was approved," Carey said.
City Planner Jeremy Skinner said the replat will reduce the amounts of lots within the subdivision while increasing the average lot size. The replat of the subdivision also will decrease the density of the subdivision.
The commission also approved a preliminary plat for subdividing a lot in North Bay Drive Addition into two equal-size lots of 0.29 acres.
Final plat approval was not granted as petitioners John and Susan Handel did not attend the meeting.
Skinner said a vote at the commission's next meeting would be required for the final plat to be approved.
The purpose of subdividing the lot is to construct a home on one of the lots and sell off the remaining lot.
Kay Ritter, Warsaw, attended the meeting and voiced her concerns with the proposal to subdivide the lot.
"I grew up in the addition area and I think subdividing the lot would change the scope of the land," Ritter said.
She said her mother lives three houses down from the proposed lot subdivision and she didn't think two-story homes were allowed.
Skinner said the proposed split meets the zoning requirement for lot width and lot size.
"The irregular shape lot on the lake has adequate street frontage to meet the 70-foot lot width requirement," Skinner said.
The lot size of approximately 12,500 square feet exceeds the requirement of 8,750 square feet.
