Planners OK Replat; Welcome MemberIn a short meeting Monday evening, the Warsaw Plan Commission approved a preliminary and final replat for Good Oil Co. and welcomed a new board member.

Assistant City Planner Justin Taylor presented the preliminary and final plat petition for the Good Oil Co. subdivision at 625 S. Buffalo St.

He said it’s been reviewed for its conformity to the subdivision control ordinance.

“The subdivision defines the boundaries of two existing meets and bounds lots and provides a 20-foot wide ingress and egress to Prairie Street for lot 1. The Good Oil subdivision also provides two new utility easements. The plat meets all the development standard requirements for a development in a (Commercial)-2 zoning district as well,” Taylor said.

Since the subdivision doesn’t include any additional public infrastructure, he recommended the commission approve the preliminary and final replat for it.

There were no written or verbal comments for or against the replat.

Commission member Rick Keeven said he used to be with Combined Community Services when it was at that address.

“When they bought the CCS land, it somehow got globbed together as one big lot?” he asked.

Taylor said, “My understanding is that it wasn’t ever one lot. It was two separate lots, but they were described as meets and bounds. They do that in the county, we don’t allow that in the city, so any description of a lot has to be a subdivision. It has to be a platted subdivision. So that’s the reason to transfer it in this way, with the addition of ingress and egress easement as well. It just made sense for them to purchase that land and divide it the way they did now.”

The petition was approved unanimously on first and second reading after the commission suspended the rules to have both readings last night.

Before the commission heard the only petition before it Monday, Mayor Joe Thallemer swore in new member Jack Brunetto. Thallemer said former board member Dave Baumgartner had to move and left his position by virtue of state statue.

“There’s a political balance requirement, so I called Jack and he agreed to serve and I was thrilled,” he said.
