The Warsaw Plan Commission is considering doing away with the planned frontage road between county roads 250N and 300N on the east side of Ind. 15.
The proposal put forward by city planner Jeff Noffsinger would remove the requirement called for in the city's master development plan in lieu of a cul-de-sac on the north side of the proposed site of Lakeside Chevrolet.
"After some studies and some consultations with Lakeside's consultant, the traffic commission has recommended the frontage road concept be removed from the master plan because Lakeside's lot isn't deep enough at that point to allow for a frontage road," Noffsinger said. "They are proposing to construct a cul-de-sac that will be donated to the city on the northern portion of their lot."
The commission took the recommendation under advisement.
In other business, the commission approved an annexation resolution for a 161-acre tract along County Farm Road, south of the city. The ordinance call for the property to be annexed as residential.
"This would be a proactive move on the part of the city, to annex it before the development is built so sewers and water lines can be installed before the streets are completed, so they don't have to be torn up later," Noffsinger said.
The development is owned by the Heritage Group and will consist of modular homes on permanent foundations, he said.
The commission also approved a petition for a planned unit development at North Pointe Apartments, calling for the sale of zero-lot line condominiums.
"This is an after-the-fact approval for this development because the expense to the developer would be too great to have them comply with right-of-way and setback requirements," Noffsinger said.
The commission also announced it will conduct a special meeting at 5:30 p.m. June 28 in the City Council chambers.
