Plat approval requests for two residential districts came before the Warsaw Plan Commission Monday, potentially adding another 112 available home sites to the city.
Both plats were tabled until the developers for the Park Ridge subdivision, to the west of County Farm Road, and the Tigers Retreat planned unit development, also to the west of County Farm Road, present drainage plans and a profile of the sanitary sewer and water plans.
The Park Ridge subdivision consists of 80 lots south of the Pheasant Ridge subdivision. The area includes 68.73 acres and is zoned R-1, residential. The First Christian Church in Warsaw currently owns the property. Park Ridge Developers LLC is the prospective property owner.
Biggs Inc. plans to develop Tigers Retreat as a 32-lot planned unit development where an assisted living project, Greentree at Warsaw, was approved in 2001 for Greenwalt Development.
The Tigers Retreat developer also requested a vacation of the Greentree at Warsaw plat. Greenwalt Development presented the approved plat two years ago. The Greentree project has been scrapped and the vacation request was approved.
The board also favorably recommended the establishment of a PUD, an amendment to the zoning ordinance, on the 12.96 acres of property. The item will come before the city council.
PUDs offer developers the flexibility to design with several ideas in mind in residential or commercial zoning. Tigers Retreat is intended for the active elderly. Nine of the lots will be single-family dwellings. The remaining 23 lots will be duplexes in a condominium arrangement. Each half of the lot and building will be owned by the occupant, but the developer plans to establish an association for the common maintenance of the grounds.
Plan commission members are: Alan Clingan, Lacy Francis, Jim Gast, Jeff Gross, Richard Keeven, Dewey Lawshe and Joe Thallemer.
