Plan Commission Approves Preliminary Plat For Housing Development

The Area Plan Commission approved the preliminary plat of a 43.75-acre residential development on Ferguson Road Wednesday.

The site of the proposed development is 350 feet south of CR 200S in Wayne Township. The plan commission continued an initial request for the plat Aug. 1 to give time for more study. Project surveyor John Kimpel told the plan commission changes were made and lot sizes were adjusted to comply with requirements from the county health and highway departments.

Several nearby property owners voiced concern that the development would not improve property values in the area if the houses constructed are not big enough.

"My main concern is for property values," property owner Brent Reinhold told the board. "It should flow with what's already there. I want to ensure that whatever goes in there is going to be nice homes."

County Planner Dan Richard said it is not within the plan commission's authority to define the types of houses that may be built in the subdivision.

The plan commission's approval is subject to three conditions - a drainage plan must be approved by the county's consulting engineer, full ingress/egress lanes must be constructed at both entrances to the development, and a Rule 5 erosion plan must be submitted and approved by the Indiana Department of Natural Resources.

In other news, the plan commission:

n Approved the final plat of a two-lot residential subdivision on the north side of CR 450N just west of CR 475E.

n Approved a request from Jack Boyer, North Webster, to rezone a lot on Main Street in North Webster 520 feet north of Esterbrook Drive from residential district to a commercial district.

n Approved a request from Scott Meadows, Pierceton, to rezone property on the west side of Tower Street and 800 feet north of Pierceton Road in Washington Township from industrial II to an agricultural district.

n Continued a request from Joe Bencze, Warsaw, to rezone property on the west side of Ind. 15, 860 feet south of Monoquet Road in Plain Township, from residential to commercial. The request was continued until Oct. 3.

n Approved a petition from Todd Troyer, Elkhart, for the preliminary plat for a 12.982-acre residential development on CR 300E, one-fourth mile south of CR 1300N in Van Buren Township. County Surveyor Dick Kemper abstained from the vote.
