NOTICE OF SUIT SUMMONS BY PUBLICATION STATE OF INDIANA SS: COUNTY OF KOSCIUSKO Nationstar Mortgage LLC d/b/a Champion Mortgage Company, Plaintiff Opal Poe, AKA Opal L. Poe (Deceased), et al, Defendants IN THE KOSCIUSKO SUPERIOR COURT #3 CAUSE NO. 43D01-1510-MF-000121 TO: Unknown heirs, devisees, legatees, beneficiaries of Opal Poe, AKA Opal L. Poe and their unknown creditors; and, the unknown executor, administrator, or personal representative of the Estate of Opal Poe, AKA Opal L. Poe: BE IT KNOWN, that Nationstar Mortgage LLC d/b/a Champion Mortgage Company, the above-named Plaintiff, by its attorney, Amanda L. Krenson, has filed in the office of the Clerk of the Kosciusko Superior Court #3 its Complaint against Defendant Unknown heirs, devisees, legatees, beneficiaries of Opal Poe, AKA Opal L. Poe and their unknown creditors; and, the unknown executor, administrator, or personal representative of the Estate of Opal Poe, AKA Opal L. Poe, upon diligent inquiry is unknown, and that said cause of action is for default on the promissory note and to foreclose a mortgage on the following described real estate in Kosciusko County, State of Indiana, to wit: Tract I: Lot Number One (1) in the Plat of Poe's Gunter Road Subdivision as recorded in Plat Book 9, Page 71, in the Office of the Recorder of Kosciusko County, Indiana. Tract II: A tract of land in the Northwest Quarter of Section 26, Township 33 North, Range 6 East, Plain Township, Kosciusko County, Indiana, more particularly described as follows: Commencing at the Northwest Corner of the Northwest Quarter of said Section 26, thence North 90 degrees 00 minutes 00 seconds East, assumed bearing, along the North line of said Northwest Quarter and the centerline of 8-Square Road, 1331.50 feet to a P.K. nail at the intersection of said North line and the centerline of Gunter road (EMS C27 LN); thence South 00 degrees 34 minutes 00 seconds West, along the centerline of said Gunter Road, 856.00 feet to a P.K. nail; thence South 00 degrees 19 minutes 00 seconds East, along said centerline, 200.17 feet to a P.K. nail; thence South 01 degree 11 minutes 00 seconds East, along said centerline 126.59 feet to a railroad spike and the Point of Beginning; thence South 89 degrees 35 minutes 40 Seconds East, 289.79 feet to a point; thence South 00 degrees 18 minutes 40 seconds East, 99.94 feet to an iron pipe; thence South 89 degrees 58 minutes 38 seconds West, 297.21 feet to a Mag nail on the centerline of said Gunter Road; thence North 01 degree 11 minutes 00 seconds West, along said centerline, 102.20 feet to the Point of Beginning. Commonly known as: 112 EMS C27 Lane, Warsaw, IN 46582 NOW, THEREFORE, said Defendant is hereby notified of the filing and pendency of said Complaint against them and that unless they appear and answer or otherwise defend thereto within thirty (30) days after the last notice of this action is published, judgment by default may be entered against said Defendant for the relief demanded in the Complaint.
