NOTICE OF SHERIFF'S SALE OF REAL ESTATE By virtue of a judgment and decree of foreclosure, a copy of which has been duly issued, certified and to me directed by the Clerk of the Kosciusko Circuit Court in the certain cause bearing Cause Number 43C01-1001-MF-17 upon the docket of said Court, wherein Mutual Bank is the plaintiff and Ed Fields, Unifund CCR Partners and LVNV Funding LLC are defendants, requiring me to make the sum of Ninety-Four Thousand Nine Hundred and Seventy-Six and 13/100 Dollars ($94,976.13) for payment of the judgment of said plaintiffs against the defendant, Ed Fields, with interest thereon from the date of said decree, namely, February 15, 2010, at the rate and with costs provided by law as therein, and ordering the sale of real estate hereinafter described to make assets for the payment of said judgment and decree, I will expose and offer for sale at public auction to the highest bidder on Tuesday, the 8th day of June, 2010, at the hour of 3:30 o'clock p.m., E.S.T., at the Office of the Sheriff of Kosciusko County, in the Kosciusko County Jail in Warsaw, Indiana, the following described real, estate situate in Kosciusko County, Indiana, to wit: A tract of land in the Southeast Quarter of the Southeast Quarter of Section 15, Township 32 North, Range 5 East, in Kosciusko County, Indiana, more accurately described as follows: Beginning at a Bronze marker marking the Southeast corner of said section 15, thence West along the South line of said Section 15, 330 feet to a point; thence North and parallel to the East line of said Section 15, 165 feet to a point, for the principal place of beginning of this description; thence continuing North 145 feet to a point; thence East and parallel to the South line of said Section 15, 310 feet to a point; thence South 145 feet to a point; thence West 310 feet to the principal place of beginning. Said tract is also known as Lot No. 25 in the unrecorded plat of Hickory Grove Manor. The above-described real estate for information purposes only, is located at 969 South 400 West, Warsaw, Indiana 46580. The aforesaid sale of real estate will be made without any relief from valuation or appraisement laws and without any right of redemption therefrom. The terms of said sale will be cash.
