NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Kosciusko County, Indiana, in Cause No. 43D03-2403-MF-000030 wherein Freedom Mortgage Corporation was Plaintiff, and Sarah J. Kenney, Medallion Bank, Systems and Services Technologies, Inc and Old National Bank, was/were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public online sale to the highest bidder, on the 24th day of September, 2024, at the hour of 10:00 a.m. or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Kosciusko County, Indiana.
Grantor conveys to Grantee a tract, described below, which is adjacent to the real estate of Grantee described as Tract I. TRACT I (real estate of Grantee) is described as follows: Part of the Northwest Quarter of Section 21, Township 31 North, Range 7 East, Kosciusko County, Indiana. Commencing at a P.K. nail found marking the Northwest corner of said Northwest Quarter; thence South 00 degrees 00 minutes West (record bearing) on and along the West line of said Northwest Quarter, a distance of 1,453.91 feet to a P.K. nail found at the point of intersection with the centerline of County Road 725 South, said point of intersection being the true point of beginning; thence continuing South 00 degrees 00 minutes West, on and along said West line, being within the right-of-way of County Road 400 East, a distance of 174.25 feet to a P.K. nail; thence North 89 degrees 22 minutes East, parallel to the Centerline of County Road 725 South, a distance of 500.0 feet to a 5/8 inch iron pin capped Huffman 20300034; thence North 00 degrees 00 minutes East, parallel to said West line, a distance of 174.25 feet to a mag nail marked Huffman 20300034 on the centerline of said County Road 725 South; thence South 89 degrees 22 minutes West, on and along said centerline, a distance of a 500.0 feet to the true point of beginning, containing 2.0 acres of land, more or less, subject to legal right-of-way for County Road 400 E and County Road 725 S. TRACT II: The real estate conveyed by this deed is a tract 185 feet in North-South dimension and 100 feet in East-West dimension, and more particularly described as follows: An additional part of the Northwest Quarter of Section 21, Township 31 North, Range 7 East, Kosciusko County, Indiana, as follows: Commencing at a P.K. nail found marking the Northwest corner of said Northwest Quarter; thence South 00 degrees 00 minutes West (record bearing) on and along the West line of said Northwest Quarter, a distance of 1,453.91 feet to a P.K. nail found at the point of intersection with the centerline of County Road 725 South, and thence continuing South 00 degrees 00 minutes West, on and along said West line an additional distance of 174.25 feet to a P.K. nail, which shall be the true point of beginning: thence 185 feet South 00 degrees 00 minutes West on and along said West line; thence North 89 degrees 22 minutes East a distance of 100 feet, parallel to the South line of Tract I described above; thence North 00 degrees 00 minutes East, parallel to the West line, a distance of 185 feet to the South line of the above-described Tract I; thence West along the South line of Tract I to the point of beginning; said tract constituting a rectangle 100 feet by 185 feet and lying immediately adjacent to the real estate described by Tract I, all of which is subject to the legal right-of-way for County Road 400 East. It is the further intention that this additional parcel of 100 feet by 185 feet shall become a part of Tract I, and the two parcels shall hereafter be conveyed and treated as a single parcel for title, taxation, and zoning purposes.
