NOTICE
    YOU ARE HEREBY notified pursuant that Coolwater Investments LLC intends to file a Verified Petition for Tax Deed for the following described tract of real estate located in Kosciusko County, Indiana, to wit:
    A tract of land situate in the Southwest Quarter of Section 3, Township 33 North, Range 7 East, more particularly described as follows, to-wit:
To find the Point of Beginning, start at a point where the
    East side of the right-of-way of Old State Road 13 and the West side of the right-of-way of New 13 intersect; then measure in a Northerly direction, 1345 feet along the West side of the right-of -way of New State Road 13; from this Point of Beginning, running thence North along the West right-of-way of New State Road 13 for 40 feet, more or less, to a tract owned by Clarence Lewallen, et al;  thence West 100 feet; thence South 40 feet, more or less, to a point due West of the Place of Beginning; thence East 100 feet to the Place of Beginning.

on or after October 15, 2013. The Petition for Tax Deed will be filed in the Kosciusko Circuit Court. On or after October 15, 2013 the Petitioner intends to petition the Court for a tax deed to be issued.
    The description of the tract or real property shown on the Certificate of Sale is shown above and you are believed to be an owner, or a person with a substantial interest of public record.
    The tract of real property above described was sold at tax sale on October 15, 2012.
    The purchaser at tax sale was: Coolwater Investments LLC.
    Any person may redeem the tract or real property.
    The amount of the judgment for taxes, special assessments, penal ties, and costs under I. C. 6 -1.1-25 - 2 to redeem the tract or real property is as follows:
    (1) One hundred- ten percent (110 %) of the minimum bid for which the above described real property was offered at the time of sale as required by I.C. 6-1.1-24-5, if redeemed not more than six (6) months after the date of sale; or,
    (2) One hundred-fifteen percent (115%) of the minimum bid for which the above described real property was offered at the time of sale as required by I.C. 6-1.1-24-5, if redeemed more than six (6) months but not more than one (1) year after the date of sale.
    In addition to the amount required under paragraphs 1 or 2 above, the total amount required for redemption includes the amount by which the purchase price exceeds the minimum bid on the above described real estate plus ten percent (10%) per annum on the amount by which the purchase price exceeds the minimum bid on the real estate.
    In addition to the amounts required above, the total amount required for redemption includes all taxes and special assessment upon the real estate paid by the purchaser subsequent to the sale plus ten percent (10%) interest per annum on those taxes and special assessments.
    In addition to the amounts required above, the total amount required for redemption includes the following costs, if certified before redemption by the Payor to the County Auditor on the form described by the State Board of Accounts, that were incurred and paid by the purchaser or the purchaser's assignee or the County before redemption:
    (1) The attorney fees and costs of giving notice under Indiana Code 6-1.1-25-4.5.
    (2) The cost of a title search or of examining and updating the abstract of title for the tract or item of real property.
    The tract or real property has not been redeemed.
    The purchaser or the purchaser's assignee is entitled to receive a deed for the tract or real property if it is not redeemed before October 15, 2013.
    The date of expiration of the period of redemption is October 15, 2013.
    If the real estate is not redeemed, the owner of record at the time the tax deed is issued may have a right to the tax sale surplus, if any.
