NOTICE OF PUBLIC HEARING NAPPANEE BOARD OF ZONING APPEALS The City of Nappanee Board of Zoning Appeals will hold a public hearing Tuesday, February 12, 2013 at 6:00 p.m. in the Council Chambers of the City Municipal Building, 300 W. Lincoln St., Nappanee, Indiana. The purpose of the Hearing is to hear Variance request #02-13-BZA, filed by Mecca Companies, Inc., 17900 Dixie Hwy, Suite 2, Homewood, IL 60430 for property located at 407 S. main St., Nappanee, Indiana 46550. The request is for a variance from the required 5-foot side yard setback and maximum lot coverage of 25 percent in an R-2 residential district. This variance will allow the construction of a 55’ by 25’ 2-story single family residence that will have a 3-foot 8 inch side yard setback on the south side of the property and lot coverage of 32 percent. The Nappanee Unified Zoning and Subdivision Control Ordinance require a 5 foot side yard setback and maximum lot coverage of 25 percent. The property is located at 407 S. Main Street, Nappanee, IN 46550. LEGAL DESCRIPTION OF THE PROPERTY: The south half of Lot 349, Hartman’s First South Addition. Section 31, Township 35 North, Range 5 East, Union Township, Elkhart County, Nappanee, Indiana. A copy of such proposal is on file in the office of the Zoning Administrator of the City of Nappanee, Indiana, City Municipal Building, 300 W. Lincoln St., Nappanee, Indiana. Written objections that are filed with the office of the Zoning Administrator of the City of Nappanee before the hearing will be considered. All concerned citizens will be offered the right to speak and voice their comment at the Public Hearing. The Public Hearing may be continued from time to time as may be found necessary.
