Notice Is Hereby Given, That the Kosciusko County Area Plan Commission Shall Hold a Public Hearing on a Petition Filed By Annetta Knepper Requesting Subdivision and Plat Approval for the Following Real Estate, Key Number: 029-101-094 _

And Described As Follows on the 2nd page, To Wit:
DESCRIPTION: Part of the Northeast Quarter of Section 26 and part of the Southeast Quarter of Section 23, all being in Township 33 North, Range 6 East, Kosciusko County, Indiana (This description prepared by Kevin R. Michel, LS80870006, as part of original survey SG-118 completed by J.K. Walker & Associates, P.C., dated March 8, 2024), being more particularly described as follows, to wit:
Commencing at a 6-inch diameter pipe post found at the Southwest comer of the Southeast Quarter of said Section 23, also being at the Northwest comer of the Northeast Quarter of said Section 26; thence NOl 0-03 '-43"W (GPS Grid bearing and used as the basis of bearings for this description), on and along the West line of the Southeast Quarter of said Section 23, a distance of 318.39 feet to the point of intersection with the South line of the existing 40' right-of-way for EMS C28 Lane as shown on the Plat of Hawthom Phase-II as recorded in Plat Book 13, Page 55 in the records of Kosciusko County, Indiana; thence N89°-30'-54"E, on and along said South line, a distance of 746.81 feet to a Mag nail at the POINT OF BEGINNING; thence continuing N89°-30'-54"E, on and along said South line, a distance of 229.95 feet to an iron pipe found at the Northwest comer of Stouder's Addition to Chapman Lake as recorded in Plat Book 8, Page 58 in said records; thence S00°-14'-00"E, on and along the West line of said Stouder's Addition, a distance of 320.67 feet (platted 320.59 feet) to a railroad spike found at the Southwest comer of said Stouder's Addition, said railroad spike also being on the North line of the Plat of the Third Addition to Chapman's Lake Park as recorded in Plat Book 5, Page 88; thence S89°-39'-OO"W, on and along the North line of said Third Addition, a distance of 21.00 feet to the Northwest comer of said Third Addition; thence S00°-13'-26"E, on and along the West line of said third addition and on and along the West line of the Plat of the Second Addition to Chapman's Lake Park as recorded in Plat Book 4, Page 179 in said records, a distance of 1703.51 feet to an iron pipe found at the Northeast comer of the Plat of 5-Ks Happy Landing No 3 as recorded in Plat Book 6, Page 124 in said records; thence N84o-16'-44"W, on and along the North line of said 5-Ks Happy Landing No 3, a distance of210.12 feet to a 5/8-inch iron pin capped "Walker"; thence N00°-13 '-26"W, a distance of 604.17 feet to a 5/8-inch iron pin capped "Walker"; thence N89°-46'-34"E, a distance of 200.00 feet to a 5/8-inch iron pin capped "Walker"; thence N00°-13'-26"W, a distance of 223.15 feet to a 5/8-inch iron pin capped "Walker"; thence S89°-30'-54"W, a distance of 200.00 feet to a 5/8-inch iron pin capped "Walker"; thence N00°-l3'-26"W, a distance of 1175.00 feet to the point of beginning, containing 8.79 acres of land, more or less, subject to legal right-of-way for EMS C27 Lane, subject to all legal drain easements and all other easements of record.
This Hearing Will Be Held In The Commissioner's Meeting Room, County Court House 100 W Center St., Warsaw On Wednesday 05/01/2024 At 1:00 P.M. All interested persons are invited to attend and be heard. Written comments will be considered if they are received in the Office of the Kosciusko County Plan Commission, Court House, Warsaw, Indiana, no later then 72 hours before the meeting, (mailing address: 100 W Center St, Rm 303, Warsaw, IN 46580). Any digitally submitted comments or exhibits on devises, such as but not limited to, flash memory drives, thumb drives, or external drives must be submitted to the office 72 hours before the hearing any presented at the meeting will not be viewed in accordance with the Kosciusko County Cybersecurity directives
