IAR Releases July Home Sales, New Listings

INDIANAPOLIS - The Indiana Association of Realtors (IAR) has released its real estate update for July. Last month brought growth in closed home sales and new listings ahead of 2025 with steady annual price appreciation of 4%; new sales activity slowed slightly. On a statewide basis:
• Closed sales exceeded 8,000 for the third straight month in July with 8,112 closings, 5% ahead of 2025; sales are up 3% year-to-date.
• New pending sales (7,683) slipped 2% behind last year as mortgage rates averaged 6.5% in July (15-20 points below 2025 according to Freddie Mac’s Primary Mortgage Market Survey).
• Homes sold for a median of $285,000 in July, up 4% year-over-year, and sellers received 96.4% of their original list price.
• Homes went under contract in 20 days last month, one day longer than in July 2025.
• Sellers accounted for 10,604 new listings (up 5% year-over-year) in July; 18,333 homes were available on an average day, 11% higher than 2025.
IAR chair Aaron Luttrull, the president and managing broker of Schuler Bauer Real Estate Services, New Albany, said, “July was another strong month for new listings. But we did see sellers adjusting to a smaller pool of potential buyers: Last month’s median list price was a little lower than 2025 and nearly half of all homes for sale have had at least one price reduction.”
