ERI Housing representatives will appear at the Warsaw Board of Zoning appeals tonight requesting a special exception to allow a duplex in a C-2, Commercial zoning district at 910 E. Winona Avenue.
The multi-family dwelling will have a total of three housing units with space for two vehicles per unit indicated.
On the same property ERI Housing also requests two variances from developmental standards. The first is for a 20.8-foot rear yard setback instead of the required 25-foot setback. The second variance is for a non-hard surface parking lot. All offstreet parking lots are required to be hard surface.
The board also will hear a request by J & D Rental, 116 E. Center St., to allow a 24-square-foot projecting sign, a variance from development standards. The maximum for projecting signs in the commercial, central business district zone is 8 square feet.
The company wishes to place a new sign in the place of an existing sign of the same size.
Stanley Berthusen, 1510 Brubaker St., is asking for a variance from development standards to have a 3-foot side yard setback in lieu of the minimum 5-foot side yard setback requirement for a R-2, residential district.
BZA members are Dan Hampton, Bruce Woodward, Tom Heuer, Alan Clingan and Richard Keeven. Bill Rhoades is the city council's representative.
