NOTICE OF SALE AND DATE OF EXPIRATION OF PERIOD OF REDEMPTION To: Bruce and Cynthia Wallace 1317 Billy Drive Fort Wayne, IN 46825 All Persons/Parties with Substantial Property Interest of Public Record NOTICE YOU ARE HEREBY notified pursuant to I.C. 6-1.1-25.4.5, that the undersigned intends to file a Verified Petition for Issuance of Tax Deed and Application for Order for the following described tract of property in Kosciusko County, Indiana, to-wit: 007-051-466 Lot 39b Enchanted Hhills Sec A-1-A Common Description: Boat Slip in NE Side of Wawasee Cir E at Intersection of Wawasee Cir E & Wawasee Cir W. on or about the 18th day of March, 2010. The description of the tract or real property shown on the Certificate of Sale is shown above and you are believed to be an owner, or a person with a substantial interest of public record. The tract or real property above described was sold at tax sale on the 18th day of March, 2010. The purchaser at the tax sale was the undersigned, namely, Richard and Shannon Guy. As an owner, occupant, or person with a substantial interest of public record you are entitled to redeem the tract or real property. The amount of the judgment for taxes, special assessment, penalties, and costs under I.C. 6-1.1-24-4.7 to redeem the tract or real property is $400, plus interest as provided by statute, plus publication fees provided by the Petitioner for publication expense. Also, the purchaser or the purchaser's successors or assignees are entitled to reimbursement for additional taxes or special assessments on the tract or real property that were paid by the Purchaser subsequent to the tax sale and before redemption. The tract or real property has not been redeemed from the tax sale as of the date of this Notice. The purchaser or the purchaser's assignee is entitled to receive a deed for the tract or real property if it is not redeemed before March 18, 2010.
