Developer Seeking Rezoning For Sheldon St. Development

Wilson Investments, Fort Wayne, will go before the Warsaw Plan Commission tonight to request 1.5 acres on Sheldon Street, near CR 300N, be rezoned from residential to commercial.

The company plans to create a commercial and high-residential mixture in the area, which would not be out of character with the plan commission comprehensive plan for the area, according to Jeremy Skinner, city planner. Developments of both businesses and residential complexes currently are taking place in properties near the Wilson Investments property.

After reviewing the request, the planning department recommended the plan commission grant a favorable decision on the matter, which then would go before the Warsaw City Council.

The commission also will review a developmental plan for First Federal Savings Bank, which is to construct a facility at the intersection of Center and Detroit streets. Members hope the plans for the building will match the overall look of Warsaw's downtown area.

An ordinance to amend areas of the city's zoning code will be discussed, with the possibility of changing numerous requirements for the various residential zones.

Lot sizes, minimum lot areas and setbacks will be reviewed and possibly changed by the commission. Skinner said the board may create requirements for a new rural R-1 zone.

Commission members are Joe Thallemer, Jeff Grose, Alan Clingan, Tammy Dalton, Jim Gast, Lacy Francis and Rick Keeven.
