Car Company Seeks Rezoning For Expanded Dealership

Posted

The Car Co., U.S. 30, Warsaw, is expanding to make room for a Suzuki car franchise.

Wednesday, Syracuse attorney Steve Snyder, representing Michael DeWitt, petitioned the Kosciusko County Area Plan Commission to rezone ground from a residential to an industrial 2 district for that expansion. The property is on the north side of U.S. 30 in Wayne Township, east of Warsaw.

The plan commission unanimously approved to recommend to the Kosciusko County Commissioners that the property be rezoned. On rezonings, the plan commission is only a recommending body. The commissioners will hear the rezoning petition May 18 at 9:30 a.m. in the Kosciusko County courthouse, Warsaw.

Dan Richard, Area Plan Commission director, said DeWitt also will go before the county Board of Zoning Appeals Tuesday for an exception for the expansion of car sales.

Snyder told the board that the Car Co. recently acquired a Suzuki car franchise and that's the reason for the expansion. There will be two buildings on the expansion for car repair, cleaning and display.

By rezoning this property, it will be contiguous with the I-2 zoning already in the area.

There will be no direct access to U.S. 30 from the lot and it is highly unlikely the state highway would allow an access.

There were no remonstrators to the rezoning.

In other business, the plan commission:

• Approved Sandra and Charles Angel's petition for a preliminary plat for a two-lot residential development on 6.61 acres. The property is 500 feet west of CR 500E and 900N on the south side in Turkey Creek Township.

• Approved Elaine Miller's petition for a preliminary plat for an agricultural 2 development on 1.19 acres. The property is on the west side of CR 600E and zero feet south of Ind. 14 in Jackson Township.

• Approved Stephen Duff's petition for a preliminary plat for a residential development. The property is on the north side of CR 200S and zero feet south of Meadow Drive in Wayne Township. Richard said the replatting is an effort to relocate a drainage easement on the property.

• Approved Donald Bucher's preliminary plat petition for a residential development. The property is on the south side of and north and east sides of LaPoint Drive on Camelot Lake in Van Buren Township.

• Approved the final plat for Blackberry Trace, the 15-lot residential subdivision off Ferguson Road, Warsaw, with the condition the petitioners provide their erosion control plan and bonding.

• Dropped, by request, Earl Overman's petition to rezone 6.61 acres from an agricultural district to a residential district. The property is on the west side of CR 500E and zero feet south of CR 900N in Turkey Creek Township.

Members of the Kosciusko County Area Plan Commission are chairman Vic Virgil, Charlie Haffner, Dick Kemper, Norm Lovell, Don Arms, Hal Strong, Kevin McSherry, Larry Coplen and Kelly Easterday. They meet at 1 p.m. in the Justice Building meeting room on the first Wednesday of every month.
