Kosciusko Board of Zoning Appeals approved variance and exception requests Tuesday that make way for new condominiums near Lake Wawasee.
The petitioner, LSBD LLC, wants to build the condo complex at 11697 N. Treasure Island Road, on the east side of East Wawasee Drive, just north of Tiny Tim Lane. According to county records, the property is currently owned by Steven and Carol Reed.
The zoning board approved an exception to allow LSBD to build a multi-family residence on the proposed site, which is zoned for commercial use; and variances to allow the company to include only three parking spaces for each condominium instead of the required four; to build an open pavilion 20 feet from a channel to Lake Wawasee; and to allow the condominiums to be built 48 feet high instead of 40 feet mandated by county ordinance.
The county commissioners approved the vacation of Treasure Island Road on Sept. 4. The commissioners approved the vacation subject to BZA approval of the exception and variances, provision of emergency access points to the property, an 8-foot-wide public walkway, cul de sacs for school buses to turn around where the road currently enters the property, and realignment of Tiny Tim Lane to provide a safer intersection with East Wawasee Drive.
Assistant County Planner Matt Sandy said, with Tuesday's BZA approvals, LSBD now must return to the county commissioners to get final approval for the road vacation.
The proposed complex will hold 51 single-family units in two main buildings. At the June BZA hearing, LSBD attorney Steve Snyder said LSBD wants Treasure Island Road vacated so walkways can be built from the condos to two channels on the property on the east side of the road. Snyder also said vacating the road will make way for landscaped areas.
The BZA votes on the exception and variances were unanimous. The BZA is Chuck Haffner, Vic Virgil, John Conley, Walt Church and Bob Beer.
