Warsaw Board of Zoning Appeals Monday approved a sign variance for Blackburn & Green Attorneys For Injured People with conditions.
Steve Snyder, Syracuse attorney, representing CDJS Inc., spoke on behalf of the company that requested to permit a 33- square-foot sign at 1614 E. Center St.
Blackburn & Green made an offer to purchase the property from CDJS Inc. contingent on the sign variance being approved.Blackburn & Green is currently located at 929 E. Center St., Warsaw, and plans to move to the 1614 E. Center St. location.
During Monday's meeting, board member Richard Keeven said he felt the originally requested 33-square-foot sign would be too large for the area that is in a residential neighborhood.
"The original sign request struck me as too large for the Center Street corridor, and I have reservations and want to protect and maintain the existing corridor," Keeven said.
The board approved the sign variance with the following conditions: signage must be 16 square feet, the sign's height must be limited to six feet and the sign can maintain a base, but it must be black and unmarked.
Board President Bruce Woodward said the Center Street overlay district allows business signs, but the signs must maintain a residential character.
In other business, the board approved a request from applicant Larry Long to permit an illuminated nine-foot tall identification sign at First Christian Church, 115 Park Ridge Drive, Warsaw.
There is currently a sign on the property, and the variance was intended to gain permission for a replacement sign.
A church in a residential zoning district must be granted a variance for an identification sign.
